How did you get my information to contact me?
We obtain our information from your county assessor's office which is open to the public and available to anyone who requests it.
I have land I would like to sell. Would you be interested in buying it?
We are open to any land that you're interested in selling. Please contact us via email or phone. Please include the state, county, address, parcel number, asking price and your contact information. If we are interested, we'll contact you and potentially have a check in your hand within 3-5 days!
What do you plan on doing with the property?
We plan to buy and build, buy and hold, or buy and sell. We don't know which situation fits us best until we diligently research and assess your property.
How do you determine your offer price?
Our offers are based on data and comparables (or comps) in the area of similar properties. We do the appropriate due diligence required and consider all attributes a property may or may not have.
I was expecting a higher offer. Why is my offer so low?
Depending on the attributes of your property (ie. road frontage, water, electric, septic, a well, etc...), we may be able to make a price adjustment however, this is not guaranteed.
How long does the process take if I decide to move forward with selling my land?
All deals are closed using a reputable title company and/or attorney. The length of time it takes to close depends on how fast the title company can convey a clear title and receive title back. In some cases, we've seen this completed in little as 10 days.
I live in a different state from where my property is. How would I be paid?
The title company and/or attorney would mail you any documentation that required signatures or must be notarized. They will also be able to wire your funds or mail a check.

Why is it so cheap?
We acquire properties at discounted or "wholesale" prices, which in turn allow us to pass the savings on to you, our valued customer!
Are these properties legitimate?
Absolutely! This is completely verifiable with your county's clerks records.
Are you the owner the property?
We own 95% of our listed inventory. There may be some properties advertised for other sellers. These properties will be disclosed upon request.
Are there any liens or back taxes?
Anything owed or held against the property will be disclosed in the listing however, we encourage you to diligently do your own research!
I'm interested in one of your properties. Can you send me details?
Everything that we know about the property is listed in the properties description.
Do you offer seller financing?
Yes, we offer selling financing on some of our properties. If is not stated in the properties description, please inquire via email or phone about financing options available to you on a property of interest.
I have cash! Can we meet in person?
Our company is based out of Mansfield, TX. Unfortunately personally meeting with someone in another state is difficult however, we have other secure payment options. Please contact us for details.
Do you offer discounts?
We advertise specials and discounts all year long. We also accept or view any and all offers.
How can I buy and when will I receive my deed?
Please inquire via email or phone about secure payment options available to you on a property of interest.

Once payment is received, we will need your personal or business contact information to prepare your deed. We will send you a photocopy of the prepared deed via email/text for correct spelling and address. The deed will be mailed to the county of the property and the county will mail you an updated deed reflecting you as the new owner. This process takes 3-4 weeks on average.

*If the property you are purchasing is closed using a title company or closing attorney, they will instruct you on the requirements and handle all necessary steps to close.

What is your refund policy?
All sales are final and do not offer refunds. If we have conveyed a piece of property to you, we trust that it was after you had done the appropriate due diligence required for you to be satisfied with the purchase.
What forms of payment do you accept?
While credit or debit card is the easiest for us, we can accept payment by wire transfer, cashier’s check or money order. Please allow 3-5 business days for checks to clear. Please send us an email for bank wire instructions. Checks can be mailed to: PO Box 1643, Mansfield, TX 76063.
